A Milestone Worth Celebrating

Hawthorne Heights by Vista Residences was named Best Student Residential Development at the Dot Property and Lamudi Philippines Real Estate Awards 2026. Situated near an established Metro Manila educational cluster, this high-rise condominium serves a segment with evolving needs.
The accolade affirms the vision behind Vista Residences’ University Series: placing developments where academic and early professional paths can advance from a single address. Going beyond proximity, Hawthorne Heights redefines student living by creating an adaptable, long-term environment that supports intense focus today, fluid mobility tomorrow, and enduring property value long after graduation.
From academe to adulthood
Metro Manila provides a strong real estate foundation. CHED listed 318 higher-education institutions in NCR for AY 2024-2025, while the PSA estimated the region’s population at 14 million as of 2024.
Post-graduation data is equally significant. In 2025, 6.33 million people were employed across NCR—a 94.80 percent employment rate, with 80.50 percent being wage earners. Quezon City outpaced this at 95.20 percent, creating a massive salaried market.
This dynamic allows a single condominium unit to serve successive life stages: an undergraduate home, an early-career base, or a rental asset drawing on the permanent continuity between classrooms and corporate headquarters.
At the crossroads of campus and city living
Along Katipunan Avenue, Ateneo, Miriam, and UP Diliman form a premier academic cluster supported by retail parks and transport hubs. Enhanced by the LRT-2 Katipunan Station, this highly accessible axis bridges campus energy with metropolitan connectivity.
Recognizing this unique dynamic, Vista Residences established a strong footprint here through its University Series: Vista 309 Katipunan, Vista Pointe, and Hawthorne Heights. Situated within Loyola Heights, these properties position residents where student life and city living sit side by side—creating an ideal environment for learners to seamlessly transition into successful young professionals with daily essentials right at their doorstep.
A South Bay sensibility
Inspired by Hawthorne in Los Angeles County, this lifestyle concept translates California’s laid-back sensibility into Katipunan Avenue, creating a metropolitan yet residential setting where access and atmosphere complement one another.
The 41-storey condominium responds to requirements with studio and one-bedroom layouts, supported by amenities including a swimming pool, gym, function hall, and study rooms. Ground-floor retail, featuring a Robinsons Easymart, brings daily essentials and self-care into a unified setting.
As Vista Residences’ 100th high-rise development, Hawthorne Heights bridges aggressive portfolio expansion with a location anchored in proven, established demand indicators. With turnover activities already underway, the project successfully transitions from construction milestones into actual occupancy, cementing another historic milestone for the brand’s presence in the market.
The Best Student Residential Development award affirms that Hawthorne Heights goes beyond mere accommodation. Situated at the intersection of education and mobility on Katipunan Avenue, this vertical community sustains current academic rhythms while remaining deeply relevant to professional life, offering long-term property ownership that grows alongside your ambitions.
